Every mortgage you hold, kept in order.
PrivateLenderDesk is record-keeping software for Ontario private lenders. It keeps the payment record for each mortgage, works out the figures and deadlines, and drafts the paperwork. You review it and send it yourself.
No card needed. Try it on three example mortgages before you enter your own.
- 48 Sample Road, Hamilton: in default3 missed payments, $2,010.00 owing, 71 days late. Missed payment notice ready to send.
- 12 Example Crescent, Toronto: renewal letter dueMatures Dec 8, 2026. Renewal letter was due Oct 9, 2026, so it’s late.

Example data: the three made-up mortgages any account can add from Settings, worked out by the app’s own calculations. The notice is a draft until you send it.
Built for lenders who hold their own mortgages.
If you lend privately on Ontario property, personally or through a corporation, and you’re keeping the records in a spreadsheet, a folder of letters and a calendar of dates, this is the desk that replaces them.
- Who holds them
- You personally, or corporations you control, as mortgagee.
- How many
- From one active mortgage to 30.
- Where
- Properties in Ontario.
- What kind
- Monthly payments, interest-only or blended, in first to third position.
From commitment to payout, in order.
Each stage of a private mortgage has its own screen, its own figures and its own paperwork.
- 1
Commitment
Set the terms and print the commitment letter. File the signed copy, then activate the mortgage when it funds. Commitments don’t count toward your plan.
- 2
Payments
Record each payment as it arrives. A returned payment goes on the record with its NSF fee, and the installment ledger shows what’s paid and how late.
- 3
A missed payment
An unpaid installment puts the mortgage in default on its due date. Once the notice delay has passed (five days unless you change it), the missed payment notice is drafted for you to review.
- 4
Renewal
Ahead of maturity, the payment record is screened: renew, review or don’t renew. Preview the new terms, then draft the renewal letter or the non-renewal notice.
- 5
Enforcement, if it comes to that
The Ontario steps are laid out in order, each with its waiting period worked out from the dates you enter. Get legal advice before each formal step.
- 6
Payout
A payout statement to any date, with a per diem, as a PDF for the lawyer. Then mark the mortgage discharged.
The screens you’ll work in.
Drawn from the app’s own screens and calculations, using the example mortgages.
Every mortgage on one screen: what’s outstanding, what’s expected each month, what’s maturing and what’s in default. With more than one mortgagee, filter by each corporation or see them side by side.

7 Demo Avenue, Ottawa Sample Borrower Three | $297,340.35 | 6.00% | $1,919.42 | May 1, 2028 | Current |
Record each payment as it comes in: e-Transfer, pre-authorized debit, cheque, wire or cash. Mark one returned and add the NSF fee. Payments apply to the oldest unpaid installment, so the ledger always shows what’s paid, what’s late and what’s missing.

You stay the lender.
PrivateLenderDesk keeps the records and prepares the paperwork. The decisions, the money and the sending stay with you.
Money never passes through us.
Borrowers pay you directly. Payouts go through the lawyer; a payout statement is a calculation for them to work from.
Nothing reaches a borrower unless you send it.
Every letter starts as a draft. You edit it, print it or download the PDF, send it yourself, and mark it sent.
Every document says who prepared it.
Every PDF ends with “Prepared by [your mortgagee] using PrivateLenderDesk software.” and a note that its figures are calculations, not legal or financial advice.

Common questions.
Who is PrivateLenderDesk for?
Ontario private lenders who administer their own mortgages, personally or through corporations they control, from one active mortgage to 30. It isn’t for administering mortgages on behalf of other investors or clients, and you confirm each mortgage is your own when you add it.
Can I try it without entering my real files?
Yes. In Settings, Add example mortgages puts three made-up files in your account: one current, one in default and one with blended payments. They don’t count toward your plan, and you can remove them whenever you like.
Does PrivateLenderDesk handle money?
No. It never receives, holds or moves money. Borrowers pay you directly, and payouts go through the lawyer. A payout statement is a calculation for the lawyer to work from.
Does it contact my borrowers?
No. It prepares drafts. You edit each letter, print it or download the PDF, send it yourself, and then mark it sent. Nothing goes to a borrower on its own.
Where is my data stored?
In Canada. Your records and uploaded documents are stored in Canada (Central), and the app’s servers run in Montréal.
Do I need a card for the free trial?
No. The trial lasts 14 days with the limits of the Pro plan, and you don’t enter a card to start it.
Try it on the example mortgages first.
Start the free trial, add the three example mortgages from Settings, and work through a default, a renewal and a payout before you enter a real file.
